What is an HOA?
The Three Village Club is a private gated community of 164 homes. Each residence is individually owned, however, each homeowner also owns a share of the community. The HOA owns common property such as: the roadways, clubhouse, swimming pools and tennis courts. The HOA is governed by Rules and regulations in the By Laws. There is a Board of Directors elected yearly and daily oversight is provided by a professional management company.
What about monthly dues?
Currently the monthly dues are $190 ( subject to change yearly at the discretion of the Board). Dues are used for: repair and maintenance of community property- roads, clubhouse, pools, tennis court, gates and security systems.
What services does the HOA provide?
In addition to usual services provided for by local municipalities ( fire department & EMS, police response, mail delivery and school busses) the HOA is responsible for: private snow plowing, garbage collection, street lighting and roadway repair and maintenance.
What about the Three Village Community?
The area is conveniently located on the north shore of Suffolk county Long Island. Minutes away from the Stony Brook train station offering regular scheduled service to New York City. The development is only a few minutes away from the Smithhaven Mall, Stony Brook Hospital and University. Our students attend the highly acclaimed Three Village School District- Nassakaeg Elementary School, Gelinas JHS and Ward Melville High School.
What Parks, beaches and nature center are near the community?
Our community is located just a short distance from historic Stony Brook Village and harbor, scenic Port Jefferson Village and harbor and West Meadow beach.
What about dining and shopping?
In addition to the proximity to Smithhaven Mall, local roads such as Route 347 and 25A offer a wide variety of shops, restaurants and stores of virtually every genre. Chain restaurants, home improvement stores, Bjs and Costco and a countless variety of family owned restaurants are within minutes of the community.
